新政落地后首周,深圳楼市交出"回暖答卷"。据市场各中介机构的最新数据显示,9月8日-14日,深圳 一手、二手住宅成交均实现环比增长,区域分化中罗湖、宝安因政策利好凸显成为"赢家",市场潜在需 求加速释放,"金九"热度持续升温。 一二手齐涨,月度累计成交已破三千套 新政后首周的成交数据率先释放积极信号。深圳中原研究中心数据显示,上周全市一手住宅(预售+现 售)网签589套,较9月第一周(9.1-9.7)增长17.1%,较8月同期更是提升37.6%;二手住宅过户1177 套,环比9月首周增长18.6%,同比增长27.0%。 二手房录得量方面,经深房中协统计,2025年第37周全市二手房(含自助)录得1554套,环比增长 15.4%,反映出深圳95楼市新政对市场有明显拉动作用。从各行政区二手房录得量数据看,大鹏、光 明、罗湖等政策利好区域有明显增长。(录得量系指深房中协以二手房买卖合同发起时间为口径统计的 数据,并非最终成交套数。) 从月度累计来看,截至9月14日,深圳全市一二手住宅成交已突破三千套关口:新房住宅累计成交1092 套(含预售728套、现售364套),二手住宅累计过户2169套,新政对成交的拉动效应初 ...
深圳房贷利率取消首套二套之分,为释放改善型住房需求持续松绑

9月12日,工商银行、建设银行等深圳十余家银行陆续发布公告,宣布落实房地产信贷新政:在商业性个人住房贷款利率定价中不再区分首套与二套住 房。此举距深圳市住建局与人民银行深圳分行9月5日联合出台新政仅一周时间,标志着深圳房地产调控在信贷端实现重大突破。 广东省城乡规划院住房政策研究中心首席研究员李宇嘉认为,银行面临着严重的"资产荒",按揭是优质的资产,也推动银行通过降低利率抢客户、留住客 户。中国人民银行信贷收支数据显示,今年7月份,居民境内人民币存款减少1.11万亿元,同比多减7800亿元。居民购房积极性下降,新增按揭规模同比 持续下降,存量按揭也因为提前还贷而减少。因此,银行也有降低利率、留住客户,甚至抢占其他行客户的内在激励。 政策破冰:从差异化到统一基准 根据新政规定,深圳银行业取消了执行多年的"首套利率优惠、二套利率上浮"机制。调整前,深圳首套房贷利率为5年期LPR(3.5%)减45个基点 (3.05%),二套利率为LPR减5个基点(3.45%)。新政实施后,二套房贷款利率与首套房拉平,最高降幅达0.4个百分点。以贷款500万元、期限30年的 等额本息还款计算,购房者月供可从原来的22313元降至21 ...
